It would be easier to find rocking horse manure than to find a residential houseboat availble on the Norfolk Broads. Not only that, but to find one that was built just one year ago, using the best in modern materials and insulation at this price, makes these houseboat a real find.
Before we tell you about the houseboat itself, lets tell you about the location. The Norfolk Broads are a combination of lakes and slow moving rivers that meander through Norfolk and Suffolk. With over 130 miles of navigatable waterway, with not a lock to be opened anywhere, the Broads are famous world wide for the diversity of wild life, fishing and picturesque scenery.
The houseboat is located in the a marina in the village of Brundall, on the South Broads. Within a few minutes walk are a supermarket, various pubs serving excellent food, a railway station that will put you in Norwich city centre within 8 minutes and direct connection to the main network. London is then just an hour and a half away.
So, the houseboat itself is 36ft (11m) long with a beam of 12ft (3.7m). Acess is through a glazed porch then double doors open into the lounge. To the left is a fireplace with an electric, woodburner style, heater. The fireplace has a tiled floor with a wood mantlepiece above. To the right is a three seater cream leather sofa which has a matching armchair. Electric points are conveniently situated and their is a sky dish for satellite dish. At the end of the lounge is the entrance to the fabulous kitchen. On the right is the Beling split level, twin oven and grill cooker. After this is the ceramic hob and then a stainless steel sink unit beneath the UPVC double glazed window. Both fitted into the wood work surfaces. Beneath the work surface is anple storage and a plumbed in washer/dryer. Opposite is, what is probably the worlds largest American style fridge with built in ice maker.
After the kitched is the double bedroom. Fitted wardrobes either side of the bed, give ample storage for clothes. In the photograph you will notice that the wardrobe doors had not been fitted yet.The double bed is a stylish wrought iron design and is almost new. To the left of the bedroom is the bathroom. This has a full sized and fully enclosed power shower, pedestal wc and hand basin and frosted window for natural daylight.
We would recommend an early viewing to fully appreciate the quality of the build and the fittings used in this houseboat.
The marina itself charge £2400 (no VAT payable) per annum for the mooring and this includes mains water. Electric is supplied through your own meter.
