The Marine View Lodge features balconies front and rear from your lounge and bedroom offering amazing views out on to the water, fully fitted kitchen with fridge freezer, microwave, oven and hob, washing machine, Belfast sink and breakfast bar. The comfortably sized lounge area is cosy with a flat screen TV and log burner ready wall if desired. The well-appointed bedroom features a double bed, built in wardrobes and en-suite bathroom with shower and vanity unit.
Your lodge can be furnished and specified to your taste and requirements and is delivered complete to us ready to be launched and put in position.

FAQ
What are the mooring fees?
>> Based on 2019/20 rates £3737/year inc VAT
Can i rent it out?
>> No the lodges are being sold for private non residential use
Can i live onboard?
>> The lodges are non residential but the marina is open 365 days a year. Proof of address will be required
How much are they to insure?
>>Approximately £1200/year
Do i need a river licence?
>>Not for a berth in the marina basin
Can i keep a boat next to my lodge?
>>A small day boat no bigger than 22ft is possible. There is a small additional charge for this
Can i change anything?
>>On purchase we will fly you down for an overnight stay in Exeter to spec your lodge.
Does the pontoon need any maintenance?
>>The pontoon is galvanized and the floats black polythene. The pontoon comes with a 10 year warranty. Other than general cleaning no maintenance is required.
What about heating?
>>The lodge is gas central heated via a calor gas bottle stored on deck. One wall is fire/log burner ready if desired.
Is transport and craning included?
>>The price quoted is for your lodge delivered and taken to its mooring in the marina
What other maintenance is required?
>>The cedar wood required treating every 18-24months to maintain colour. Other than general cleaning nothing else should require regular maintenance.
Are other models available?
>>Yes a larger 1 bedroom or 2 bedroom is also available. Please enquire for further information.
